Well, it sounds like HT America is consistent. Sounds like other locations like this gentleman in Colorado are now getting depreciated by the new "Rent to Own" scam. I'm at The Woodlands in Lockport, NY. I have noticed the past few months as well here that they are promoting "Rent to Owns." What I have been told is at the Lockport location, the people who run the office are not "Licensed Realtors", therefore, they no longer are promoting sales. Slightly different than your take, but both sound very reasonable to me.

We pay between $400 and $500 just for the lot rent (combines appx $20 water and sewage) so your rent sounds fairly comparable out there near Denver. All the homes on the Hometown America Lockport,NY website are now "Lease to Own." The "Lease to Owns" are being rented out at a rate of between $950 to $1100/month. If this isn't a scam I don't know what it is. A typical 20 year mortgage on a 50K Home sold runs about $350/month (including Homeowners insurance). Plus call it $450 lot rent, it's $800 for a homeowner (excluding utilities). So do the math. They are jacking up the rates for renters $200-$300 /month for renters to throw money down a cold slot. They don't care about their credit history or background either. They want their money knowing that in 2 years if their Credit isn't up to snuff, they kick them out making a $7200 profit (24 months extra $300/month). That doesn't even include the security deposit of probably 1-2K. What I am curious to know is how some of these new people "renting" can afford the payments ?!
My family has a very average household income by American Standards so $800 combined is doable although high considering we have to maintain the land that we rent (doesn't happen in over 55 communities). I want to know how some of these scumbags I see with 1989 Rusty Malibus are able to afford the rent while devaluing the values of homes many longtime Homeowners have tried to maintain. Not to sound racist, but there's been an influx of "minority renters" that I have my doubts on "ethical employment" with too. Yet, they somehow can pay the "lease to own" rates ?! My guess is drug dealers from Buffalo or young couples with many children out of wedlock who get a nice chunk of change from the State. Obviously they stopped doing background checks too. Background checks were mandated a few years ago when I purchased. There's known sex offenders living in our park too now. One is on Birchwood right near where the park playground is. So after this rant, it's simple. They don't care who you are and just take your money each month and bloat their pockets without doing a thing to maintain respectability both with the land/roads and new residents/renters.

I will also add there's been numerous turnover in the past year with members of The Woodlands staff being terminated,etc.,etc. A neighbor of mine recently contacted the office to file a complaint. According to my neighbor, the staff member told him "All resident complaints are addressed here on the 19th of the month." WTF ?! We don't own the land and yet these people only address resident complaints on August 19th ? This neighbor then asked "What if it can't wait till the 19th ?" The staff member then gruffly said "Then call the sheriff."

I'm moving out of HTA in the Spring, (CAN'T WAIT). This Park is a sin against humanity. First off we were sold a home from their "Sales Person" Branda, who must of had only a 5 th. grade education. She had no experience in home sales...BUT she was taught very well and well versed in dishonesty and as long as she go's with the flow, she'd make her commission. After just 3 yrs. she now runs the park along with the maintence guy who is the main guy!!!!! I'm LMAO right now. We pay over $400.00 in lot rent, when the streets look like they came right out of a war zone, the "NEW" Residents are all renters who don't give 2 beans about how they live (inside or out). When you a complaint......they tell you what is "your problem"? just call the local Police! After calling the local cops, they tell you, to call, write or talk to the Park management!!! I truly fell badly for anyone who buy's in any HTA community!

This MH Financial NEEDS to be investigated by each states Attorney General. This scam is H~U~G~E!!!! Knowing they fly just under the radar, they aren't smart enough to out fox an internal investigation. "WE THE PEOPLE" will continue to go forward & put a stop/end to this one way or another! How dare MH & all it's communities feed off decent hard working people & jack up the rents for pieces of s%$# "TRAILERS" and lie about EVERYTHING!
DO NOT BUY FROM MH if your thinking of it, you will lose your lifes savings buy replacing everything in these TRAILERS! They take older homes & get rid of them, but first strip them & put that shit into other homes. Management thinks they will never be taken down. HAHAHAHAHA if the NYSE & all it's cornies dive bombed under investigation so will HM. Compared to the NYSE these guy's are small potatoes!
Our complaints are going in on Monday ( signed, sealed & delivered ) to our States Attorney!

We are paying $740 a month for our lot and paid $180,000 cash for our home four years ago. Hometown America makes different deals with every homeowner. Our rent has increased by $140 a month in the last four years during a recession. We are presently trying to sell our home for $90,000, but no one wants to pay that amount of rent on top of having a mortgage payment. Hometown America is greedy, arrogant and completely unfair. This was a huge mistake that we may have to live with for a long time. Keep fighting. Our HOA is presently bringing Hometown America to court for unethical lease agreeements.

We are paying $740 a month after buying a home four years ago for $180,000. I am quite sure Hometown America made a bundle on us for selling this home. Our rent has gone up $140 during a recession. Half of our community pays much less because Hometown America makes different deals with different people (I foolishly believed that rent amount would be fairly distributed among those living in the community). I am now trying to sell my home for $90,000, but no one wants to pay a rent that is as high as a mortgage payment and will go up a minimum of 3% a year.

Right now, our HOA at Tara Woods in Fort Myers is taking Hometown America to court over illegal lease agreements. This will not help me because they actually put a sentence in the rental agreement I signed that stated that the prospectus is different from the rental agreement. Of course, I did not know this until just recently.

Hometown America is a greedy, arrogant company. I sent a complaint to the Better Business Bureau of Chicago who gave them an A+ rating and was told that they could not accept my complaint because the BBB does not deal with rental amounts. My question is how can anyone trust a BBB rating then?

understand how you feel HTA is getting out of control with rents. their regional for your community has done many wrong doings. She is dishonest.

I absolutely agree with you "Done without lubrication". I just want you to know that I live in one of their "over 55" communities and for $740 a month, HTA does not maintain the lot. I am expected to do that. I have received letters from the manager threatening to charge me for having weeds removed because I don't live up to their standards. Of course, he only sent the letter to me after he found out that my husband had taken a job out of state so we could pay these exorbitant prices. He feels comfortable threatening a woman alone, but not a man.

Well i am glad to see that i am not the only person here with complaints i bought my mobile home about three years ago. When I moved in i and a chain linked fenced yard the main reason i bought it for my two toddler children. after i moved in management told me i have to take fence down what safety precautions do i have for my children so they dont go run in the street and get hit by a car 90% of the people speed through here. we also had an elderly couple broken into and one murdered still no security in here gun shots on summer nights break ins all the time i was broken into first year i was here at christmas time for a 12 pack of soda and a few movies. we pay 612 a month with all the properties HTA owns where is this money going too whi is pocketing and making a heafty retirement for themselves while tenants are being screwed every which way????

Moving into this hometown America Community (University Lakes, Miami, Florida) was the worst mistake of our lives, this place is plague with drug dealers and gangs, they drive around like crazy maniacs killing dogs and cats that are crossing the streets all the time, I am scare for my kids living here, we tried to move and they gave us hell to close our contract claiming that the house will be up for sale while we had to vacate and then once the house is sold we are responsible for the difference, we paid $120,000.00 for the trailer, now it is worth about $50,000.00, plus the rent is $765.00 per month and mortgage runs about $1,000.00, for us is a burden, and we will never find anyone to buy it at that price, and cannot leave because they will ruin our credit and chase us to our graves for this debt, I strongly advise anyone thinking of moving in here to stay away as far as possible, and really hope all this lawsuits against hometow america get somewhere, these people are real thieves and they need to be stopped, we are asking to live for free, just to have a fair monthly payment and a safer community.

"we are NOT asking to live for free, just to have a fair monthly payment and a safer community", they also claim that you have to pay your lot rent between the 1st and the 10th, but if you have not paid by the 2nd, they will stick a late fee of $75.00 dollars that you have to go and fight with claws and theet to get it removed, on top of all that, we also have to pay for light, water and garbage collection, at least the garbaje collection should be included, the water have a higher rate per gallon, I have not being able to figure that one out, but the water bill behind your mailing address have a (trailer) note there, this is a real nightmare, STAY AWAY.....!

snce hometown america purchased chatue communities they have had no mercy on residents. See that hometown suckered another management company to take the loser communities which all the chatue people made them loser there was a reason why the chatue company went bad because of employees they had and hometown took major people from chatue and those people killed hometown...............I am sorry hometown didnt see that coming....chatue ruined hometown

HOMETOWN HAS PROVEN TO BE DECEPTIVE, GREEDY, AND UNETHICAL. Residents and the HOA have written several letters of complaint to top management of the company, with little to no response. Now that we have read the several comments listed on this site, we now know this is how they do business, and unless we can find legal help, we will be forced to live with this greedy company. Since Hometown took over our community in Henderson, Nevada, they have gone to a 7-tier rent structure with rents starting at $625 through $850, plus adders water, sewer, trash pickup, and tax pass thru . . . which adds another $60 to $75 to the rent. We get nothing for this high rent. ALL SOCIAL FUNCTIONS HAVE ALSO STOPPED. Why, because the latest requirement by Hometown is to have the volunteer residents who do all the work, and provide the funds, to sign a legal document holding them responsible for all liability. The HOA was notified they needed to sign to even hold their meeting in the club house, WHICH THEY WILL NOT SIGN. Card players need to sign to sit at a table to play cards. The person needed to sign to call Sunday Bingo with Hometown's equipment. She rightly said no, and there is no Bingo. We were told that we are the only Hometown property that refuses to sign this document, if this is the case then we are smarter than Hometown gives us credit for, and if you have signed such a document get it back and shred it. Also, anything they tell you, tell them to put it in writing. They have shown they can not be trusted.

I have a 20-year lease which is a legal binding contract between me an Hometown. This document is as binding to them as it is to me. For the first time in 8-years I have read my lease. I have found a few items of interest, and will be fighting them to adhere to this lease. The lease states that the rent will be rounded up/down to the next dollar. I noticed they have be collecting an extra 34-cents each month for the past year, IN VIOLATION OF MY LEASE AND I WANT MY MONEY BACK. I sent a letter requesting (demanding) a credit of $4.08 on my next statement. The community manager said she could not do this, and sent my letter on to higher management. I told he fine, however please notify "higher management" that I will get my "pennies" back, for I will file a lawsuit. I also commented that we have all heard of Company's that nickel and dime people to death, and Hometown has taken that to the next level. However, I did thank them for showing me the value of a penny. They way Hometown has implemented several of their recent policy changes has made them liable for a FEDERAL DISCRIMINATION LAWSUIT, and we will be looking into this action.

I am sorry for posting so many times, they showed up days after the original posting, I thoght they were not going thru, I still stand my ground and encourage everyone to get together and stop paying rent and mortgage, they will not last for 2 weeks if "we the people" stop feeding this fat cats!!!, they can't evict everybody at the same time because they will have no money to pay their money thirsty lawyers, and they have no use for empty trailer parks, let's bring them down fellow Americans!!!!!

Not a good idea. Not paying your rent as agreed in your lease agreement, will surely get you evicted from your homesite. In the state of Florida, it is very hard to evict a manufactured homeowner from a lease community, except for non payment of rent. This is a fairly easy and straight forward process through the court system, and you will also be footing the bill for the attorney hired by Hometown to process the eviction. Don't say that they can't evict everybody, because according to the law, they CAN evict everbody who defaults against their lease agreement by not paying rent. Not something you want to TEST OUT to see how it works. One thing I havent heard mentioned, is how beautiful your community is, and how many ammenities you have at your disposal. Heated pools, spa, shuffleboard, tennis, clubhouse, fitness center, etc etc etc. Where do you think the money comes from to keep all of that stuff going. Whether YOU personally use it on a daily basis or not, it still takes money, and lots of it to keep it all in tip top shape. Not to mention the huge dollars that go to liability insurance policies for the property to protect Hometown, and all of you residents. Do yourself a favor, and go visit a TRAILER PARK where they are paying $200.00 to $300.00 a month to live. Then compare that to your community. Then come back and give your honest opinion......

I, like John McHugh, live in Mtn.View, Henderson, NV. I have been in this park for over 20 years. This is the worse of the worse mgmt. I have seen. Last fall the home behind me was taken over by park mgmt. They fixed it up and either sold or rented it to two women who have two dogs (one is nasty) and the park let them put up a fence which now prohibits me from being able to safely prune my trees. Long story short, I asked our mgmt. why they allowed this to happen when our R&R's state that any fences must be approved by the architectural committee of which I was told that the manager of our park was now the ARCHITECTURAL COMMITTEE. I have written many letters, and never have gotten the courtesy of a reply, even from headquarters in Chicago.

Now the latest fiasco, aside from them taking away our HOA's ability to hold HOA meetings and any other function (which they did well) unless they sign liability forms, is they wrote the residents a letter stating that out of the goodness of their hearts, and because of the tough economic environment they were implementing a 12 month rent freeze effective 4-1-11 through 3-31-12. Sounds good doesn't it. The next sentence says they will evaluate whether or not future rent increases are warranted based on economic indicators next year. As Mr. McHugh stated we already pay some of the highest lot rents due to their 7 -tier program many paying well over 700-800 per month. We also have a problem in this park with people having different anniversary dates. Mine is from March to March. Others may be from January to January and anywhere in between.

I got my increase March 1st, so if I am reading the letter correctly, (which I am) I have already gotten my rent increase and I will not get any of the benefit of this feel good letter until March of 2012, and only for one month, because of the evalution clause. I went down to talk to the manager about this problem as I saw it and was told that I would get the benefit of this, because in March of 2012, I would get my rent frozen until March of 2013. I said that sounded fine, but that is not what the letter states and the park may not give rent freezes if they so desire next year. I was again told to trust the system. So I asked if I could get it in writing of which I was told "yes you can, when THEY (I assume THEY) is corporate and that would not be until approximately 3 months before my lease signing date (around Nov or Dec.)

People, I do not make this stuff up. Honestly. This is considered a senior park. I told the manager that this stuff going on here now (renting places, taking our fun times out unless we sign for them, etc. ) bordered on senior abuse. I should have said that it is senior abuse. We get nothing from mgmt. except abuse. You have noone to complain to, and when you do you are met with all kinds of abuse from the manager on up. Did you know that our manager is a young gal? What does she know about people who have a vested interest in their homes? The renters don't have vested interest. I feel trapped here.

Well, it sounds as if Hometown America is taking advantage of people all over America. It would be wonderful if we could get a class action suit going. I feel that I am being discriminated against because I foolishly trusted Hometown America representatives and thought that people within the community who lease the same small plots of land and enjoy the exact same amenities would pay the same amount of rent. I am now living next to people who bought a bigger, newer home than mine for a lesser amount and are paying $360 a month because of a deal they made with Hometown America. Meanwhile, I am paying $740 a month. My home has been for sale for over three years with no takers. I cannot compete with Hometown America who has the ability to make whatever deals they want on rent. I am trapped. My friends actually moved their home out of this park, but this was a complicated and expensive move. Others have simply given their homes to Hometown America just to get out of the rent. Can anyone out there help?

So, Ive dreamed of living in a nice affordable mobile home since I seen one in 07. I found this place looking to move away from Detroit, at an affordable monthly rate on a single 1200sf home/699. At the end of the month with utilities and a water bill I never see which is included in rent, I pay over $1000 to live here. Not only that, you can't put swings, tables, decoration, out on the lawn during summer so I gotta go to a park not my own lawn, that I pay for, for my kids to play. I had a dead rat smell coming from the back bath. They told me that the smell coming from the home is due to weatherization when I first viewed the home. I thought it would go away, but it never did. I have to keep running air all day, all night to circulate a good smell in the house and if I don't the house smells like kitty litter, which runs my electricity bill sky high. And Why? Critter Control pulled 7 possums out of my house over a 2 week period. Apparently their was a critter problem they already knew about and never informed me and let me move in this cardboard box. They claim there is no way they could have been in the vents based on how the ventilation system is built but the back bathroom smells like a dead rat, vomit and kitty litter. They NEVER tried to see what was wrong but sent THEE Most incompetent maintenance man to act like he was going to do something about it. By the way, the possums were getting in my kitchen drawer thru a hole maintenance was supposedly to cover and never did. You could hear them in my vents, in my ceiling, in the walls, just everywhere. This was 5 months after I moved in, I figure they were born in my house and grew up and found out how to navigate in my home. Hometown America, Bellevilla Meadows is a rip off. Dont be fooled by the fat lady at the desk that tries to treat you like she cares. Or the sales women who seem like she is making you an offer to good to be true. I moved right back to Detroit when I moved here. Everyplace has it's problem, but when you constantly IGNORE a problem like this and say your going to do something and do not, you don't deserve our business. #Theyarearipoff
